Blue ribbon SA aggregation tipped to make $40m

Around $40 million is anticipated for two notable properties spanning 2368ha in South Australia’s Limestone Coast region.

Owned by the Western District Pastoral Co since 1960, the 1699ha Maranoa Downs and the 688ha Kingurra, 8km apart, are located near Stewart Range, 17km west of Naracoorte and 118km north of Mount Gambier.

Renowned for prime beef, lamb, wool and fodder production, the turnkey investment-grade mixed farming portfolio (pictured above) is expected to attract widespread inquiry from large farming families and corporates.

Under current management, the aggregation is running 1319 cows and calves, 493 mixed sex weaners, 65 bulls and 1220 lambs, and growing 130ha of fodder.

There has been a significant investment into pasture improvement, soil amelioration and fencing.

Across the aggregation, water is supplied by dams and four equipped bores.

Infrastructure includes a renovated four-bedroom home (Maranoa Downs), a four-bedroom home (Kingurra), two shearing sheds, two sheep yards, steel cattle yards and numerous sheds.

Maranoa Downs and Kingurra are being offered for sale as a whole or as two separate assets. Elders agents Nick Myer and Grant Schubert are handling the expressions of interest campaign closing on November 13.

 

NQ’s Glendower offers breeding, backgrounding & finishing

A highly regarded cattle operation in the heart of north-west Queensland is being offered to the market for the first time in 36 years by Clive and Larine Poole, as they head towards retirement.

Spanning 32,250ha, Glendower is 22km north-west of Prairie and 40km north-east of Hughenden.

Estimated to carry 4000 adult equivalents, Glendower is offered with around 3675 head of branded composite and Angus cross cattle. The lazy P8Y brand is also included in the sale.

Stockplace Marketing agent Ashley Naclerio has been fielding diverse inquiry from across Queensland, as well as Victoria.

“It is a block that can do everything. Situated in a reliable rainfall belt with year-round market accessibility, if offers some terrific breeding country and tremendous fattening country,” he said.

With seven main land types, Glendower is underpinned by a broad range of native and improved grasses and herbages including buffel, Mitchell grass, blue grass and forest Mitchell.

Diverse timber species include ironbark, bloodwood, whitewood, ghost gum and river gum.

Situated in a 476mm average annual rainfall region, 34km of double frontage to the Flinders River weaves through the downs country, productive tablelands and fertile river flats.

In the wet season, Glendower is benefited by multiple creeks and the Flinders River system. During the dry, it is watered by five solar equipped artesian and sub-artesian bores and eight dams.

Infrastructure includes a renovated homestead, staff quarters, a cottage, four cattle yards and numerous sheds.

There is an agreement in place for a potential renewable energy project.

Glendower will be auctioned on November 14.

 

European family divests two Western District holdings

A European family is selling two Victorian Western District grazing properties spanning 1096ha.

Managed by Growth Farms Australia, the 818ha Warrabkook and the 278ha Strathayre are located near Macarthur and Broadwater, close to saleyards, processing plants and export facilities at Hamilton, Warrnambool, and Portland.

The properties are about 13km apart and are being sold after ten years of family ownership, driven by succession.

Benefitting from an average annual rainfall of 744mm, the properties support prime lamb and beef production but are also suited to mixed farming, dairy and forestry.

JLL Agribusiness agent Jock Grimshaw was unable to offer a price guide, saying there had been limited transactions in the region featuring similar scale.

“Inquiry is likely to come from large farming families, both locally and away, seeking reliability, as well as an element of corporate interest,” he said.

Mr Grimshaw said the offering reflected the strengths of the region.

“Warrabkook and Strathayre represent the best of the Western District with fertile soils, high rainfall and consistent development.”

Agent Chris Lawlor said each of the properties creates a compelling package.

“Warrabkook has long been regarded as a first-class holding in a scenic setting beneath Mount Napier, and Strathayre offers a compact but efficient platform for grazing. Combined, they provide the scale and diversity buyers are seeking.”

Featuring gently undulating, riverine-style country with tree-lined paddocks and views to Mount Napier. The property has a history of pasture development. Water is sourced from bores and dual creek frontage. Infrastructure includes several homes, a four-stand shearing shed, sheep and cattle yards and numerous sheds.

Strathayre

Suited to rotational grazing, about 97 percent is arable and improved with ongoing pasture and fertiliser programs. Water is provided by bores and creeks. Improvements include a renovated home, a three-stand shearing shed, new sheep yards and a shed.

Warrabkook and Strathayre are being offered for sale in one line or individually by a forthcoming expression of interest campaign closing on November 14.
